Why use a Property Manager?
Property Managers can give you peace of mind surrounding your investment or revenue properties. As we all know, the rental market is not as easy as it used to be. Rising vacancy rates and over supply of multi-family inventory has contributed to a more competitive market place. Tough economic times are making tenants more difficult to retain. Property managers are trained and experienced in establishing competitive rental rates, retaining tenants, dealing with evictions and arbitration and property maintenance. We allow your investment property to be "hands-off"...all you will see is the rental income in your hands, no issues, no hassles. Relax, invest in us!
How much do you charge?
For complete property management on a monthly basis a fee of 10% of the monthly gross rent charged plus GST is charged per month. There is also a one time fee of 1/2 the first month's rent including GST for each new tenant occupying the property. We are responsible for the cost of advertising for new tenants for the first week. The Owner will then be responsible for advertising costs thereafter ($30 per week of advertising).
We offer a One Time Placement service which includes advertising, tenant screening and placement, all tenancy contracts, property inspection and collection of 12 post dated rent cheques for one half of one month's gross rent plus GST.
We offer other services, on a contract rate, such as Serving Notice of Eviction, Arbitration Hearings, One-time Rental Market Value Consultations, Obtaining Orders of Possession. Please inquire.
